Projects Criteria

Financing Amounts: Permanent/Hard Money $1MM to $100 MM, Equity Participation $3MM to $100MM

Geographical Range: United States, U.K, Australia, Dubai, Canada and Mexico

Property Type: Multi-Family, Mixed Use, Hotels, Office, Retail, Development

Loan Type: Bridge/Mezz, Permanent, Acquisition, Construction, Equity Participation, Hard Money

Notes: We are able to close our hard money deals in 3-5 weeks. On equity participation, our “sweet spot” is $3-5MM+ due to our institutional Investor’s minimums and our preference is multi-family development and acquisition. In this scenario we ask that the borrower have at least 10% equity available to put into the deal. For multi-family we WILL look at under $3MM on a case by case basis. For hotel, office, retail and mixed use projects we look for the borrower to have a minimum of 20% of of the equity requirement available and a solid package and plan in place.

Fees: If we invest our own funds its 2 points at closing

Permanent Financing: 2 points (This is in addition to the investor/lender fee)

Hard Money financing: 2 points (This is in addition to the investor/lender fee)

Equity placement: 6-8 points, paid at closing

Due Diligence: Will vary depending on travel and 3rd party costs.

For international projects we will most likely use an associate or 3rd party “vendor’ in that region to conduct the due diligence to save on travel costs and time, and for their local expertise.

Rates/Terms: Rates and terms are discussed on a deal by deal basis

Mark McClure, Principal

Mark McClure began his entrepreneurial career at the age of 25 with drive, vision and only $2,500 to his name.

With a goal of acquiring business and real estate entities for the purpose of restructure and profit recapture, he was able to turn his meager investment into assets that exceeded $1MM and a company with revenues of over $1.5MM and a staff of over 30, all within 24 months.

At the age of 28 in 1996 and not content to sit idle, Mark saw the need for a minor league professional basketball team to complement the already successful minor league hockey and baseball teams in the city of Portland, Maine. Undeterred by his young age and lack of funds relative to the size of the deal, Mark was able to form a syndicate with an array of investors and purchased the franchise, becoming the youngest owner in pro sports history as a majority owner of the Portland Mountain Cats of the USBL 1996.

Upon selling the franchise, Mark moved onto large real estate development and investment banking projects internationally, negotiating and/or closing deals that ranged from $100K to over $100 million in more than 30 different industries on 4 continents with such individuals as CEO’s, NBA agents, high powered attorney’s, FORTUNE 500 executives and various other business owners on every level.

Due to his amazing grasp of sales, negotiation, commercial real estate financing and international business topics Mark is consistently in demand to speak for companies and public groups worldwide. He has trained more than two hundred of the FORTUNE 500, conducted over 4,000 training workshops for companies of various sizes, spoken to SOLD OUT audiences in North America, South America, Europe and Asia, even including the Middle East. He has the shared the stage/speaking format with such names as Michael Jordan, Brian Tracy, Tom Peter, Robert Kiyosaki and many, many others too numerous to mention.

Currently Mark has a handful of projects he is developing with partners in Cancun Mexico, Hartford CT, Ambergris Caye Belize and West Hartford CT ranging from $500,000 to more than $10 million, so you know his ability to finance viable projects is not contained to just the U.S.
